Terms and Conditions

Confirmation of Reservation
If you make your reservation online, the system will automatically send you a confirmation email containing
a link to these terms and conditions.
Bird's Nest Vacation apartments reserves the right to cancel any reservation subject to issuing a full
refund.

Payments
The credit card will guarantee the booking while a 25% deposit by check is required within 7 days of
receipt of the reservation email. Your credit card will not be charged at time of booking. A 25% deposit by
check is payable within 7 days of receipt of the reservation email.
Payments by credit cards are subject to a processing fee of 4% to be added.
As soon as the check for the 25% deposit is received a final confirmation will be mailed by snail mail or
by email.
The final Balance due, must be received by 15 days prior to arrival. Payment of the booking will be
acceptance of the terms and conditions.
If the reservation is made within the 30 days prior to arrival, the full payment is due and payable
immediately. All funds should made payable to Bird's Nest Vacation apartments.

All prices are subject to 11.5% sales and resort tax.

Cancellations
In the event of cancellation, refunds are subject to Bird's Nest Vacation apartments' ability to re-rent
the property for the dates you reserved. Cancellations, non-arrivals, late arrivals, early departures or
alterations that result in a loss of revenue for Bird's Nest Vacation apartments will be charged.

Deposit will be refunded providing we receive written notice 60 days prior to the scheduled arrival date ,
It is recommended you take out travel insurance to cover the cost of your rental in case of late
cancellation.

Occupancy
As listed on the reservation form. Additional persons only by prior arrangement with the Management. The
number of guests in a unit cannot exceed the room occupation allowance determined by the reservation form.
No visiting guest may sleep overnight in the accommodation and if this occurs a 25% per person surcharge of the total cost of the reservation will be charged. The management also reserves the right to terminate the
rental agreement immediately without refund.

We do not accept reservations from anyone under 25 years of age. We do not allow persons under 25 to occupy a property unless accompanied by someone over 25 years of age.
The island does have a noise ordinance after 10pm, if the police or the management company is called due to the renters disturbing the peace we do reserve the right to terminate the rental agreement immediately.

Accommodations
In the event of circumstances beyond our control, the management reserves the right to substitute the
accommodation for equal or upgrade if necessary.

Check in time: 2 p.m.
If you want to arrive early, stop by or call us. If your unit is ready, you may check in early at no
additional charge. For late check-in arrangements contact us.

Check-out time : 10:00 a.m.

Telephone Usage
All local calls are free. Renters must use calling cards for long distance or international calls.

Pets
Under certain circumstances we allow pets. This must be discussed with the management before arrival. If
the pet is allowed there will be a non refundable charge of $ 50 to be paid on premises.

Security Deposit
After your departure the accommodation is checked by Housekeeping. The accommodation must be left in
reasonable and clean condition or extra cleaning charges may be imposed. In the event it is found the
accommodation incurred careless damage, requires excessive cleaning, or has missing items, the guest
acknowledges and agrees their credit card will be debited to replace said items at the fair market price.

Cancellations
Deposit will be refunded providing we receive written notice 60 days prior to the scheduled arrival date ,
or refunds are subject to Bird's Nest apartments's ability to re-rent the apartment for the same period
requested.

Rate changes
Rates are subject to change without notice on the website. Confirmed booking rates will never be changed
unless directed by the customer ie: additional days added.

Indemnification
Bird's Nest apartments shall not be liable to guests or to any party for any damages to property or for the
injury to persons on the premises from any cause whatsoever, including defects in the premises or
otherwise: guests shall indemnify and hold harmless Bird's Nest apartments from any and against all
liabilities, claims, expenses, fees, loss of use of actions of any and any kind arising out of renters or
their guests use and occupancy of the premises. The management is not responsible for accidents, injury or loss of personal belongings of any kind.

Furnishings
While our accommodations conform to standard furnishing requirements, Bird's Nest apartments shall not be responsible for providing any additional furnishings or equipment not previously agreed to on the
reservation form.

Failure of Equipment
In the event of failure of equipment to work, please notify us first so repairs can be made.
